During the past 40 years, we have completed an extensive range of drawing, design and documentation for building projects in this district and in many other areas.
We have proven ability to work on Building Designs in close association with Project Owners/Developers/Managers, Civil and Structural Engineers, Geo-technical Consultants, Building Contractors, Consulting Surveyors, Solicitors, Valuers and the other specialist fields involved in the development and completion of building projects.
Currently we own and operate the latest CAD Software & Hardware including:
IBM Compatibles, Oki A3 colour Laser Printer, HP5000 Designjet colour A0 plotter, along with scanning capabilities.

The business started when Ordinance 70 regulated building in NSW and as metric conversion was taking place in Australia. There was substantial change when Ordinance 71 was introduced and again when the Building Code of Australia was implemented.
The following summary indicates information on the current status of our DRAFTING AND BUILDING DESIGN SERVICE.
We are members of the Building Designers Association of NSW and the principal, Mr Ken Gordon, was for several years, foundation President and Branch Delegate of the South Coast Branch of Building Designers Association of NSW.
Ken is a member of the Australian Building Codes Board-Building Codes Committee representing the Building Designers Association of Australia.
Stephen who is the CAD operator and chief CAD designer is also a member of the Building Designers Association NSW ,South Coast Branch.
Our office has three staff members and employs a casual trained Architectural draft-person skilled in the Revit software package. We have, together, over 88 years of experience in this field.
For 35 years we have been constantly upgrading our office systems with computerisation. Manual methods of drafting continue alongside the CAD systems.
We undertake a wide variety of documentation and design for Building and other works such as:

FIRE SERVICE ASSESSMENT
for existing buildings, additions to buildings and new developments including submissions to Councils, NSW Fire Brigades and Department of Health (in the case of Medical Buildings).
We work in association with several consultants who have long experience in matters relating to fire protection, fire safety and Hydraulics.
LAND DEVELOPMENT/CAPABILITY ASSESSMENT
Including site works, zoning potential, rezoning applications and submissions to Councils.
Preparation of reports to Councils regarding proposals which are on public exhibition.
Attendance at forward planning discussions and at meetings of Development Forum Committees and Development control Units.
REAL PROPERTY SUBDIVISION/STRATA TITLE SCHEMES
& COMMUNITY TITLE
Including assessment of potential for these various forms of subdivision and title matters.
We work closely with registered Surveyors, Solicitors, Valuers and Agents in the preparation of preliminary schemes.
ROAD, WATER, SEWER & DRAINAGE
Preparation of Design plans for Road and Street construction, Water Reticulation, Sewer and Drainage designs for submission to Councils, including specifications, quantities schedules and Estimates of cost.
TOURIST, RECREATION & SPORTING FACILITIES
Drafting of Plans and Submissions to Council for Applications for Development and Construction Certificate Applications; together with preparation of designs for effluent treatment and disposal details for Department of Health and Environment Protection Authority licence.
FARM PROPERTY PLANS
Covering topographic details, fencing, paddock areas, water supplies and catchments together with:
Farm Buildings, Water Storage Dams and Landform plans.
FACILITIES MANAGEMENT PLANS.
Many existing buildings of a residential, industrial, commercial and public nature were constructed or adapted for use many years ago. There are often no metric or any plans available
We are able to provide updated plans of buildings in metric measurements by plan compilation and by using on site measurement, Digitising capabilities and 3‑D Model generation. Evaluation of the building for its variations and necessary upgrading works in relation to the Building Code of Australia.
Computer generated building plans and models, which contain the buildings’ services, provide a useful tool for Building Owners, management, maintenance and/or upgrading of Buildings.

Following is a brief Summary of some recent work selected from some of the many Building projects planned and overseen by this office:
Bega Valley Day Surgical Centre
‑A privately owned Day Surgery containing 2 operating theatres, CSD, Preparation Rooms, Recovery Room, Nurse Station and Offices.
With the combined team effort of our staff, the Doctors, the Nursing unit manager and The Dept. of Health, this building leads the field in day surgery facilities outside the Metropolitan areas.
Plans have been prepared and approved for the operation of a 4 bed private hospital for recovery and high dependency patients. At the site future planning has been undertaken for the development of a complete private hospital faciloity.
Bega District Hospital Theatre Upgrading
‑ including complete renovation of the theatre suite (2 theatres), Set-up area, Dirty Utility Room, Staff Room, Store Room and CSD. In this project we carried out the measurements, preparation of metric plans, design, documentation, work scheduling through contract, completion and re‑opening of the theatre suite.
This also included the construction of a major plant room for the air‑conditioning system. The air‑conditioning plant was designed and installed by PWD.
Bega District Hospital Laundry Extension & New Boiler Room
including removal of existing coal‑fired boilers, reconstruction of this area as a Laundry Extension and a new addition containing gas‑fired boiler equipment. We carried out the design, documentation, through contract to completion. The plant installation section of this work was carried out by others.)
Bega District Hospital High Dependency Unit & New Mortuary
‑ Preliminary and final planning has been carried out in association with Hospital Management, Doctors and Nursing Staff. The project is in the final stages, ready for submission to the Authorities.
Bega District Hospital Fire Services
– We have completed a major drafting project whereby the 3 Storey Bega Hospital now has a set of CAD drawings in metric and available for building management, future alterations and upgrading. This work involved the digitising of old existing plans, site inspection, locating and recording of all existing Essential Services within the main building and all other buildings on the site. In addition, a complete schedule of upgrading works has been prepared. This work has been carried out in association with a specialist expert in fire safety and “essential service” matters.
Kalaru Race‑course Complex
‑ Sapphire Coast Turf Club
(Replacement of Bega and Pambula race‑courses.)
Our office was jointly involved with Civil Engineers in the preparation and documentation of a Feasibility Study for this project.
This study was completed and approved by the Race‑Course Development Committee, who funded the construction of the project estimated to be in the vicinity of $5 million.
We prepared draft designs for the patron’s complex of buildings, the member’s area, function rooms, kitchens, toilet facilities, public viewing areas. Also included in the planning is an on site dwelling and stabling complex for up to 19 trainers.
Bega Cheese Ltd., North Bega Plants
-We prepared a Development Application and building plans for a major upgrading at the Cheese Factory. This included the provision of a large cheese cool store of approx. 1900m2 and 19000m3 capacity, a whey drying plant being a building of 400m2 and 30m high, augmentation of sewer services including Pump Station and on-site Packaged Treatment Plant and kiosk/tourist facility of 715m2 being of traditional character.
In addition, plans where prepared for a new Boiler house, 100 tonne Fuel Bunker, Services Bridge and extensive concrete Road Paving & Drainage including Factory re‑development with a budget of approximately $20 million.
We have been involved in the planning, design and documentation of the cheese store and cheese handling facility including project management.
Given our CAD operation, this work has been simplified for the Bega Co‑Operative personnel and others involved in the design process. We were involved in the time scheduling, contract administration and over‑viewing of the project.
In addition the whey plant itself was designed by specialists and engineered in New Zealand.
By electronic transfer, the plans where directed through our office for updating and reproduction; saving the time delay associated with hard copy plans.
The Company’s Ridge Street cutting and packing plant was documented through development application and to construction certificate stage by this office and additions are being planned at this time for a major upgrade of the facility.
Merimbula R.S.L. Club
‑ The Board of Directors chose our office to prepare the plans and documentation for a Development Application to move the Club to new premises in Main Street, Merimbula.
This was approved and the Club has relocated.
Our work included preparation of CAD drawings of the existing building, preliminary design of the Club facility layout within the spaces available, a traffic study including Court attendance and estimates of cost of the project.
Bunge Meat Industries ‑ Corowa Piggery and Abattoir:
‑ Now one of the largest piggeries in the Southern hemisphere, has been surveyed and laid out by our office.
The works commenced in 1974 shortly after the establishment of our drawing office. During the 20 years since the original trip to Corowa to inspect the site, the work has continued with the development of 5 major stages plus a large-scale abattoir.
All of the site works covering 150 ha., access roads stormwater drainage, a 3 span concrete bridge overpass, 3 major water supply dams and gravity water reticulation, effluent drainage, treatment, storage and disposal by 250 Ha. of flood, spray and channel walker irrigation has been surveyed, planned, drawn and set out for construction by our office.
A substantial Brick office building, workshops, along with the 5 major staff amenities blocks were drawn and documented at Bega by us. We also carried out the design of six large executive residences in Corowa, together with investigative work on several subdivisions and irrigation works.
The Piggery Project is a complex development of some magnitude. It has been a team effort combining the knowledge and skills of the Principals, Company Specialists, other Consultants and our Drawing Office team.
Bega Day Care Centre (Bega Valley Council)
‑ The Council engaged our services to prepare plans to conform with the local committee’s requirements ready for Building Application and tender purposes.
Bega Valley Shire Council
Tourist information centres at Eden and Bermagui have been planned in this office. At Eden this includes an office upgrade and a new library. Documentation has been completed to tender stage.
Bega District Nursing Home
‑ We have prepared plans and documentation for extensions that were completed for a 8 bed addition. This project has been constructed and commissioned under our supervision.
The Oaks country Village – Bega
–We have prepared plans for the development of a 41 dwelling retirement complex at Bega.
This involved the site works, drainage, sewer and water reticulation extensions. This project has been completed to site works stage, tenders have been let and the first six dwellings are under construction.
All Planning and construction supervision has been undertaken in this office.
Albacore Apartments, Princes Highway, Merimbula
‑ A building of 5 levels containing 21 Serviced Apartments with parking under is nearing completion. Our involvement included the final plan preparation, documentation and CAD drafting for the building.
This building includes full Essential Services, Mechanical Ventilation, Drainage and other services inclusions such as a passenger lift.
‑ We completed design and documentation for Development Application, Building Application and tender purposes and the project has been completed for the extension. Our office was involved in the time scheduling, contract over‑seeing and completion of the works.
Bega Valley Christian College – Now Bega Anglican College
‑ A new College, developed at South Bega. We were retained by the Board of Management, to prepare Development Applications and Building Applications for Stage 2, 3, 4, 5 and 6 Development of the College. This includes a building of two stories containing 5 Classrooms and a Science Laboratory; along with a Toilet Block.
Planning for a Multiple‑Use Sporting Fields and road works has been undertaken and was completed under our supervision
We carried out forward planning including a technical learning facility for stage 7 additional classrooms for stage 8 and an auditorium and sports centre as stage 9.
All works totalling an expenditure of approximately $3,500,000 have been supervised by this office.
Wagga Wagga Technology High School
‑ Hydraulics Services Plans were produced by the CAD specialist in our office for Associate Hydraulics Consultants. This building is in four levels and several blocks containing Food Technology, Science and Art Rooms.
In addition to plan layouts of Hydraulics Services, Isometric drawings where prepared.
Electronic transfer of Architectural Drawings took place through our office, allowing ready completion of the Hydraulics Services Drawings.
Red Cross Medical Centre, Hindmarsh Drive, Garran A.C.T.
‑ Hydraulics Services Plans have been produced by CAD in our office for Ronald Cox and Associates, Hydraulics Consultants. The Medical Centre contains a full range of facilities including Radiology, Consultation, X‑Ray, Pathology, 24 hour Clinic and Endoscopy.
Haven Place Retirement Village- Tathra
– Building design and supervision of construction of stage 3 being 4 additional dwellings for the aged at the Tathra Lions Club sponsored retirement village.
Funding was approved by The department of Housing. Our involvement included the plan preparation, documentation and drafting together with the preparation of estimates and for the Application for Development and the Construction Certificate. Expressions of interest were called and selected tenderers were invited to tender. The successful tenderer completed the works on time and within the budget. This office has been engaged to plan the next stage of development at the Village
Bega Valley Shire Council Bermagui Community Centre
Completed in Oct. 2007
-This addition of 700m2 to the Bermagui Town Hall was successfully designed and supervised in the office. Stakeholder consultations and lengthy design processes to place. Funding was from Commonwealth, State and Council resources. After tender expression of interest tenders were invited. The project had a budget of approx. $1.8m and was completed on schedule by local builders.
